What are the sleeping arrangements for the 7-bedroom estate?
The estate comfortably accommodates up to 20 guests across three residences. The Main House includes three King Suites and a multi-bed Bunk Room with two full-over-queen bunk beds, one full-over-full bunk bed, and two trundle beds. The detached Guest Casita offers one King Suite, while the Casona offers two ocean-view King Suites. All seven bedrooms have private en-suite bathrooms.
What are the three residences at Casa Arcos del Mar?
The estate comprises three distinct residences, allowing groups to stay together while enjoying privacy and flexibility. The Main House is the social heart of the estate, with three King Suites, a multi-bed Bunk Room, the Monkey Lounge, a chef-grade kitchen, and expansive terraces. The detached Guest Casita offers a private one-bedroom retreat with a King Suite and kitchenette. The three-level Casona features two ocean-view King Suites with private en-suite bathrooms and balconies, along with a living area, kitchenette, private gym, media and game room, and terraces overlooking the Pacific.
Is there a private gym?
Yes. The estate includes a fully equipped private gym located in the Casona and available exclusively to guests. It provides a convenient space to maintain your fitness routine without leaving the property.
What is the internet speed and reliability?
The estate is equipped with high-speed, fiber-optic internet. The signal is strong throughout all residences and outdoor social areas, making it ideal for remote work, streaming, and executive offsites.
Is the property suitable for children?
Absolutely. The estate is ideal for multi-generational families. The Bunk Room is a guest favorite, and the property’s location on a private cul-de-sac is safe and secure. Your concierge can also arrange for any needed items like high-chairs or cribs.
Is there direct beach access?
Yes. The estate is one of the few in Papagayo that features a private path that leads you directly to the beach. In just a few steps, you are on the sands of Prieta Beach below, and a 5-minute walk to the beach club at the other end of the beach.
What wildlife can guests see at the estate?
Wildlife sightings may include families of howler monkeys crossing the grounds or resting in the trees around the Monkey Lounge, capuchin monkeys feeding in the canopy, and groups of pizotes (Costa Rica’s coatis) following the path toward the beach. Iguanas and tropical birds are also frequently seen around the terraces, gardens, and pool deck. Because the animals move freely through their natural habitat, sightings cannot be guaranteed, which is part of what makes each encounter special.
Do monkeys or other wildlife enter the residences?
The residences are managed to keep wildlife outdoors. Monkeys and other animals generally keep their distance as they move through the surrounding grounds and trees. As in any tropical setting, doors should remain closed when rooms are unattended, and food should not be left outside. Guests should never feed, touch, or approach wildlife, and the concierge is available to assist with any concerns.
What services are included with my stay?
Every stay includes a Dedicated 24/7 Concierge, daily housekeeping, 24/7 maintenance support, and full access to all estate amenities. We also provide one complimentary grocery pre-stocking service (cost of groceries not included).
Can you arrange a private chef?
Yes. Your concierge can book a private chef for your entire stay or for special occasions. Our chefs design custom menus based on your preferences, from gourmet dinners to casual family barbecues.
Do you provide nanny or childcare services?
Yes. We work with a roster of professional, fully-vetted nannies and childcare providers. Your concierge can coordinate all services and even help design engaging, educational eco-adventures for children.
What are the privacy and security protocols?
The estate is located within the 24/7-manned gated community of Peninsula Papagayo. We operate under celebrity-grade privacy protocols with fully-vetted staff to ensure your stay is seamless, secure, and discreet.
Can you arrange transportation and activities?
Your concierge is your single point of contact for all logistics. We can arrange private, vetted luxury transportation from the airport, as well as exclusive yacht charters, helicopter tours, golf tee times, and private eco-adventures.
Do you offer in-villa wellness services?
Yes. We can bring a complete 5-star spa experience to you, including post-flight recovery massages, couples’ treatments, or private sunrise yoga sessions on the terrace.
What are the seasonal nightly rates?

Is there a minimum night stay?
Yes. A minimum stay of 3 nights is required during Gold, Summer, and Green seasons. A 7-night minimum is required during the Holiday season (Thanksgiving, Christmas, and New Years).
Do we get access to the Prieta Beach Club?
Yes, access to the Prieta Beach Club is available for our guests. Please note that a daily resort fee (per person), charged by the club, is not included in the nightly rate. Your concierge will handle all reservations.
How far is the estate from the airport?
The estate is a convenient 45-minute drive from Guanacaste Airport (LIR – Daniel Oduber Quirós International Airport). Your concierge can arrange private, vetted luxury transportation to and from the airport.
